COVID-19 Special Conditions

In line with all the changes in Government regulations and travel, we have had to establish a new COVID-19 plan for current and forward bookings. Once you agree to proceed you are agreeing to the additional terms and conditions as stated below:

The number of guests inside at any one time may be limited in line with Government recommendations and the current COVID-19 plan.

Where 3 months’ notice is given, we will allow up to two date changes. The first move is without penalty but there will be a $1,000 penalty if the date is changed again.

Where less than 3 months is given we will allow one change of dates only if full payment of the accommodation has been received.

All rescheduled dates are subject to availability.

We will at all times try and resell the space if moving is not an option and refund however this comes with no guarantees. All refunds will be subject to a 15 percent re-listing fee plus deduction of any AirBNB or agent-related fees.

There are no restrictions on forward dates for booking a rescheduled event, given the above restrictions and penalty clauses.

The Venue will not be held responsible for any loss, forfeited deposits or cancelled bookings when moving or transferring dates due to any COVID-19 related conditions.

Minimum Stays

We have a minimum stay requirement at Bathhouse Newrybar of three (3) nights, and a minimum stay of seven (7) nights in peak periods and school holidays. Rental rates also vary according to the season, rental rates are subject to change without notice.

Confirmation of booking

On receipt of the reservation inquiry, we will contact you and provide you with a confirmation of availability and rate for your stay (including any applicable tax).


To confirm your reservation you will need to deposit 50% of the booking fee or the total amount if inside 30 days. We accept payment by PayPal or bank transfers to our nominated bank account. When your deposit arrives into our account your reservation will be confirmed. Please advise us by emailing a scanned copy of the bank transfer after your transfer has been made. We will then send you a written confirmation note. Reservations are handled on a ‘first come, first served’ basis. A 2.5% charge will be levied upon all credit card transactions and all transactions will be converted and charged in Australian dollars by Bathhouse Holding Pty Ltd.

Deposit Policy

For reservations made online, through an agent or on-line booking system outside, on confirming your reservation your credit card will be debited with the total rental for your stay, (including applicable taxes and service charges). Full payment is required 45 days before the scheduled date of arrival. Penalties may apply for cancellations thereafter. All bookings made through online travel agencies are non-refundable and are non-transferable due to the nature of the discounted rate.

Security Bond Authorisation

IMPORTANT: We require the authorisation of an A$1,500 security bond to cover any loss or damages during your stay. Please download and sign the accompanying form in order to confirm your reservation. Authorisation Form


We strongly recommend that you take out comprehensive travel insurance at the time of booking, to protect you and all those accompanying you for the full time of your visit against illness, medical evacuation, injury, death, loss of baggage and personal items, cancellation and other travel contingencies.

Cancellation Policy

Our cancellation policy is as follows:
In the event of cancellation in all circumstances, the accommodation charge may be wholly forfeited unless we are able to resell the room for the booking dates. Should the cancellation be made within 60 days of the original arrival date, the total accommodation charge will be processed and is non-transferable and non-refundable.
We strongly advise that guests take out travel insurance to cover booking cancellations. In the event of cancellation due to family illness or any serious situations resulting in cancellation of part or all accommodation, the Management cannot be held responsible for the reimbursement of cancellations made 60 days before arrival.

Check In Times

To allow sufficient time to prepare the villa for guests, our check-in time is 3pm, and check-out time is 10am.


Please be advised that we accept no responsibility for any loss or damage to personal equipment and property during your stay at Bathhouse Newrybar, or during your participation in any activities during your visit. We will not accept responsibility for any delay, additional expense or inconvenience which maybe caused directly or indirectly by events outside of our control such as late arrival of International flights, civil disturbances, fire, floods, unusually severe weather, acts of God, acts of Government, or the failure of any machinery or equipment.

Property Damage and Cleaning fees

Please be advised that any property damage or requirement for excessive cleaning following your stay will be charged to your account. Your booking of this property represents a contractual agreement that you will not cause damage to the property during your stay, that you will be liable to pay for any damage done to the rented premises during your stay; or fix/make good any damage done to the rented premises during your stay. Charges for damage will be assessed based on the cost of cleaning or replacement as required.
